For several years now I have had my own web site that primarily
advertises my rental properties directed to university students in my
city. I now have more time to devote to the site. My last count was
over 100,000 hits in the 3 years or so it has been up. Can anyone
point me in a resource direction where I can learn how to turn this
into money. I am open to all suggestions. I believe that I have a good
understanding of how to get people to my site and what it takes to do
that. I am lost in going that next step.

After looking at your site I'm trying to figure out how you've gotten
so many hits. From a web design/search engine optimization point of
view your site shouldn't be getting clicked so often. (I'm looking at
purplesites.com, connected to your e-mail). You have little content,
no meta tags, and the site isn't user friendly. However, as you say,
you are getting the clicks. Whatever you did in July worked for you,
and you had over 50,000 hits in that month alone(per alexa search
engine.)

Please, do share your secrets with the rest of us.

As to how to earn money with your site? Develop relationships with
vendors such as Amazon.com (after all, you appear to be appealing to
college students, and college students need books). Amazon will pay
you if someone buys something after clicking the link on your site.
There are a number of others that do the same. Shoot, with those
kinds of clicks you should be able to rent/sell advertising space on
your site for the pizza places, etc that the colleges have on their
campus'.

Good luck to you, and again, please tell us how you achieved this.

There are several options for turning website traffic into $$$... here
are just a few:

(1) Sell advertising on your website

Are there any local businesses which would be interested in purchasing
ad space on your site? If you can clearly specify the number and type
of people who are visiting your site, then you could approach business
owners who target that same audience. I also have an innovative way to
sell ad space on your site for the highest rate possible, if you're
interested in trying this route!

(2) Earn commissions by selling products/services through your site

If you know the demographic of your website visitors, then perhaps you
can sell products through your site and earn a commision on these
sales. Simply place ads on your site, and if visitors click on these
ads (taking them to another website) and purchase the items, then you
earn a commission. There are companies which connect publishers
(website owners, newsletter publishers, etc.) with advertisers, and
they even track commissions and make payments directly to you. If
you're interested in giving this a try, contact me and I can help you
get started.

(3) Publish an email newsletter

One important aspect of making money online is establishing regular
contact with people. If someone visits your website then leaves, never
to return again, then you have only one chance to sell them something
(your monthly traffic numbers are lower, too, which affects selling
ads on your site). If you can contact people regularly (daily, weekly,
monthly) and remind them that you're still there, then perhaps these
people will revisit your site. This increases your monthly traffic
numbers (visits) and, if you're trying to sell something, this gives
you another opportunity to do so. Newsletters are very powerful! In
fact, I run my own newsletter (subscribe at <a style='text-decoration: underline;' href="http://www.theskeletonkey.com" target="_blank">www.theskeletonkey.com</a>)...

Hi

we had the same problem with converting traffic into cash, so we opted
for the Google adsense option. One problem you might have with it, is
that it may place conflicting ads on your site, but you can filter
these out. We made enough to cover hosting for one site and it wasn't
getting anywhere as many hits as your site is.
